Welcome to the Overlook Retreat, an extraordinary 10,000-square-foot luxury retreat perched slopeside in Steamboat Springs. Set alongside the beginner-friendly Right-O-Way ski trail, this one-of-a-kind residence combines modern elegance with mountain sophistication, offering ski-in/ski-out access and panoramic views.

Guests are greeted by a dramatic two-story wall of windows in the grand entryway, framing the beauty of the Steamboat ski mountain. Centered in this breathtaking space is a magnificent circular dining table that seats twelve, perfect for shared meals and memorable gatherings.

The main level features two expansive living areas on either side of the dining room. One side opens to a state-of-the-art chef’s kitchen, fully equipped with Wolf appliances, sleek white marble countertops, a walk-in pantry, a wine fridge, and two dishwashers. The oversized island offers bar seating for six, and an adjacent breakfast table seats eight more. This space flows into a cozy living room complete with a gas fireplace, a large-screen TV, and floor-to-ceiling windows overlooking the ski slopes and valley.

From here, guests can step outside onto a spacious deck with a seating area and gas grill or ascend a spiral staircase to the rooftop deck, where an outdoor fireplace creates the perfect spot to enjoy sunset views.

Tucked away off the main living room is a cozy, enclosed sitting area with a double-sided fireplace shared with the dining room, offering a peaceful space for reading or quiet reflection.

On the opposite side of the main level, guests will find a stylish billiards room with a full wet bar, two large TVs, a game table, and plush sofas arranged around a striking stone fireplace—ideal for entertaining and relaxing.

The lower level is a haven of entertainment and wellness. A family room invites guests to gather for games or watch sports on the big screen. Movie lovers will appreciate the private theater with twelve comfortable, stadium-style seats. The fully outfitted gym includes a golf simulator, climbing wall, Peloton bike, free weights, Pilates reformer, and a yoga area. Just outside the gym, the dedicated ski room provides easy access to the slopes with plenty of storage for gear and outerwear.

Bedrooms and Bathrooms
The Overlook Retreat features seven beautifully appointed bedrooms and eight luxurious bathrooms, accommodating up to sixteen guests with comfort and style.

The upper level is home to two secluded king suites. The primary suite offers a true retreat, with a cozy sitting area in front of a fireplace and large-screen TV, a private balcony with stunning views, and even a personal coffee bar. The ensuite bathroom is spa-inspired, with two vanities, a large soaking tub set beneath a wall-mounted TV, a steam shower, and a walk-in closet with its own washer and dryer. The second king suite on this level also includes a fireplace, TV, and an ensuite bathroom with a double vanity, soaking tub, and walk-in shower.

Five additional bedrooms are located on the lower level, each with direct access to the outdoor deck. One bedroom features two twin beds and shares a jack-and-jill bathroom with a neighboring king bedroom. This bathroom includes a single vanity and a combination tub and shower. Two more king bedrooms each have their own private ensuite bathrooms with single vanities and walk-in showers. The final bedroom on this level includes two queen beds and an ensuite bath with a single vanity and a shower/tub combo.

A spacious laundry room with two sets of washers and dryers, along with an additional full bathroom, ensures convenience for all guests.

Outdoor Space
With over 3,000 square feet of thoughtfully designed outdoor space, the Overlook Retreat invites guests to fully embrace its scenic mountain setting.

On the main level, a large deck extends from the living area, offering comfortable seating and a built-in gas grill for outdoor cooking and après-ski relaxation. The rooftop deck, accessible via spiral staircase, is the perfect spot to unwind by the outdoor fireplace while taking in spectacular sunset views.

The lower level features a full-length deck designed for both relaxation and recreation. One end hosts a combination swimming pool and hot tub, while a separate sauna provides a rejuvenating retreat. Ample outdoor seating surrounds a cozy firepit, and an outdoor dining table seats six for alfresco meals.

Additional amenities include air conditioning throughout the main level and upper bedrooms, a spacious two-car garage, and room for two more vehicles in the driveway. From top to bottom, inside and out, The Overlook Retreat delivers an unforgettable mountain getaway experience.
