How are the homes so discounted? 

Our platform identifies upcoming vacant periods across our collection and applies significant discounts to encourage bookings. It's a win-win for everyone: homeowners fill their calendars, and our guests enjoy some of the UK’s finest holiday homes at prices you won't find elsewhere.


How does the pricing work? 

Our system identifies vacant dates in luxury holiday homes and applies exclusive last-minute savings to encourage bookings. The closer the date of arrival, the bigger the discount will be. 


How far in advance can I book? 

All our properties can be booked up to 11 weeks in advance, but the biggest savings are unlocked closer to the date of arrival. 


Where are the properties located?

Our collection spans the whole of the UK – from coastal retreats in Cornwall to countryside estates in the Cotswolds.


What’s included in the price?

Each listing will clearly outline what’s included, but typically you'll find premium extras like welcome hampers, luxury linens, high-end toiletries, and concierge services where available.


What makes the homes luxurious? 

All properties listed on Eleventh Hour are carefully selected by both our internal team and our partners for their luxury feel, premium amenities, and exceptional guest experience. 


Do you manage the stay? 

No,  we simply help you find deals and book your next luxury stay. Once you’ve made payment, your stay will be handled by the agency that manages the home. You’ll receive all contact details and a welcome pack when you make your booking.


Can I cancel or change my booking?

Cancellation and amendment policies vary depending on the property and the agency managing it. Always check the individual booking terms before confirming.


Is Eleventh Hour safe to book through?

Yes. We only partner with trusted, reputable luxury property management agencies, and all payments are processed securely through Stripe.
